First a homeowner hires a licensed real estate professional such as a Realtor. This agent will access the value of the home and consider other homes that are currently listed for sale in order to choose a “listing price”. You will sign an agreement that will allow the Realtor to earn a “commission” of 3% of the “sales price” for representing you in the transaction. An additional 3% will go to pay for the “buyer’s agent”.

  • Notice the term “listing” – this DOES NOT mean your property will sell for this amount.

Next if your lucky the Realtor will cover the cost for your home to have professional photos taken. As you might have guessed – YOU NEED TO CLEAN AND PREP!

Your property will be listed on an MLS which stand for a multiple listing service that other Realtors who are representing “potential” buyers are working with.

  • Notice we used the term “potential”. Each buyer’s credit and financing ability varies greatly. Did they save enough for a down payment? Is there credit score high enough for the loan to get “pre-approved”. Do they have to appease the banks underwriters with proof they have paid last years taxes and proof they have had a job for more than 2 years? The last thing you need is a buyer backing out of your sale because THEY COUDN’T GET A BANK TO APPROVE THEM.

Get ready to leave your home at “unexpected” times in order for a buyer to view your home. They will consider the layout, condition, repairs, bedrooms, square footage, style and distance to work and shopping malls.

You’ll have to hope their Realtor did their job and is actually showing them homes they can afford and actually get approved for.

As offers come in your Realtor can only see the offer price and “contingencies” the buyer is asking for. These are requests such as fixing repairs (large and small), providing furnishings and/or appliances as part of the sale and even up to an additional 2% for “seller concessions” such as closing costs – Do you want to pay for this?

Their are other costs to such as the formal inspection and formal appraisal that the buyer can again ask YOU TO PAY FOR!

Finally you accept an offer after weeks of showing your home to countless buyers who asked you to fix this and include that. You are ready to close (but guess what)? Its now hurry up and wait.

The buyer needs to finish the approval process from their lender. Their lender will only now consider the value of the property they are about to lend on. They will look at the loan scenario with a fine comb to ensure they thousands of dollars they are lending to a perfect stranger will be a safe bet.

Finally they get approved but their is a hang up. The buyer did not listen to their loan officer and opened up a new Costco credit card so they can furnish their new home. The loan is now – DENIED!
